7 Things to Plan Before Starting an Office Fit-Out

20 Sep 2026 · 2 min read · Ramjanki Infra Admin

An office fit-out involves many trades working in a tight sequence. Most delays and cost overruns come from decisions that were left open too long. Settling these seven points early makes everything that follows simpler.

1. How many people, now and later

Plan for the team you will have in two or three years, not just today. This affects the number of workstations, meeting rooms, washrooms and even the electrical load.

2. The way your team works

Do people need quiet focus areas, frequent meetings, or collaborative zones? The balance between open workstations, cabins and meeting spaces should follow how work actually happens.

3. Budget and priorities

Fix a realistic budget and decide where to spend and where to save. Visible finishes in reception and meeting rooms may deserve more investment than back-office areas.

4. Timeline and move-in date

Work backwards from your move-in date. Allow time for approvals, material lead times and a proper snagging period before handover.

5. IT and power requirements

Share your IT needs early — server room, number of data points, UPS circuits, Wi-Fi coverage. These are much easier to build in than to add later.

6. Building rules and approvals

Most buildings have fit-out guidelines covering working hours, fire safety, and what can be altered. Knowing them upfront avoids rework.

7. One point of accountability

Coordinating separate vendors for every trade is where most projects slip. A single fit-out partner with one schedule and one site team keeps responsibility clear.

Getting these decisions right at the start gives your project a clear scope, a realistic budget and a timeline you can rely on.
